Photographs that highlight your home

Photos are the first thing that will catch the eye. They are an essential part of your ad. It is therefore essential that your home be photographed in its best light. Our experienced photographers will work to make your home as appealing as possible. Timing is key: whenever possible, we take photos using only natural light, so we'll take into account when key pieces are in direct sunlight. We strongly recommend that you have your home professionally cleaned and tidy in advance, before the estimate and especially before the photo shoot. It is also useful to move bulky objects, such as gym equipment for example or anything that can obstruct the visual space. Be sure to check for personal items, such as photos, that you wouldn't want to see in the ad.

A few adjustments here and there can make the difference between a successful photo shoot and an exceptional photo shoot. Make sure all windows and reflective surfaces are streak-free. Put away wires and bulky items, such as children's toys. Keep cars and trash cans away from the property and ensure that all outdoor areas are well presented. Shape items such as cushions, comforters, and curtains. Watch out for creases, creases, and used bath towels that ruin the best photos and movies every time.

Check all the boxes on your to-do-list

Before selling, your house must be equipped with a DPE (Energy Performance Diagnosis) and other mandatory diagnoses. Any significant change in its energy efficiency means that a new DPE is needed. If your home was built within the last 10 years, it should already have a DPE. If necessary, our team can arrange for the DDT (Technical Diagnostics File) to be carried out.

Arguably as important as photos, interior plans - and exterior plans where appropriate - provide a visual overview of your home. If you don't have one, we can also take care of it.

Owners are required to check that the electrical installations in their homes are safe. The classical method consists in obtaining a diagnosis of the condition of electrical installations, which is usually done at the same time as the other necessary diagnoses. This process, which includes an inspection by a licensed electrician or diagnostic technician, should be completed at least every three years. Our team can work with you to make sure everything is in order and that your property is ready to be sold.

Finally, it will be useful, if necessary, to provide us with as much information as possible on construction and/or construction specifications (structural and finishing work, renovations, materials used, etc.). What type of marble is used in the bathroom or for the kitchen countertop? Which wood species was chosen for the doors or the floors? We want to know all the details in order to best answer questions and highlight what you care about.

The visits stage

Inviting potential buyers into your home is an exciting step. Be aware, however, that approximately one in three buyers only visits a property once before buying it, and that one in two sees it only twice.

Each visit is therefore precious: we only organize visits with “qualified” buyers.

The importance of a physical visit should not be underestimated. The same rules as for the photo shoot apply here. Put yourself in the shoes of the potential buyer. You wouldn't want to feel like you're an intruder or stepping on someone's feet. This is why people often prefer that the owner is not present during a first visit. It helps them to imagine themselves in “their” home and not in someone else's.

How you live in the space and how you've laid it out, your furniture, design elements, and decor are often what will make people want to live there as well. Empty, unfurnished spaces are often the hardest to sell.

If you are selling your home, it can be important to be present during a second visit - depending on the buyer - to check the last boxes before a possible offer. Your relationship with the buyer is important. You will always be in the best position to answer practical questions about how you live in your home. But you no longer have to worry about showing it around or presenting its assets. And above all: avoid starting negotiations. Documents required to sell your property

The sale of a property is accompanied by several documents necessary for the most complete information possible for the future purchaser and the notary (s) who will draft the deeds.

  • The Technical Diagnostics File including a footage called “Loi Carrez” for co-owned properties
  • The certificate of ownership or the Deed of Sale
  • The identity of the sellers and their marital status
  • The latest Property Tax Notice
  • For properties in co-ownership: the latest minutes of the General Assembly, the latest statements of charges, the condominium regulations, the building maintenance log
  • The list of works that have affected the structure, the surface of the home, its external appearance must be the subject of supporting documents: plans, urban planning authorizations, authorization from the condominium relating to the work carried out (if co-ownership), damage insurance and/or ten-year guarantee
  • Security items: bills for maintaining heating systems (gas boiler for example), proof that swimming pools are safe and that smoke detectors exist
  • Any technical document informing the future purchaser of the condition of the property and the condominium, if applicable
  • If the property sold is rented: copy of the rental contract, leave letter for sale (pre-emption), leave letter from the tenant if the sale follows his departure
